ELECTRICALINSPECTIONS

Know Exactly What You Are Buying — or Living In.

A certified electrical evaluation tells you exactly what infrastructure is stable, what layout choices violate updated codes, and what hidden components require immediate attention before creating a system failure. We provide thorough structural assessments, auditing your entire system from the primary utility mast drop to the final branch circuit termination.

At Loch Monster Electric, our licensed Minnesota electricians deliver detailed, prioritized written reports that trace hidden wiring degradation, loose busbar seatings, and obsolete overcurrent protection devices without relying on alarmist sales tactics or hidden fees.

When Do You Need

AN ELECTRICAL INSPECTION?

YOU’RE BUYING A HOME BUILT BEFORE 1990

General real estate inspectors possess broad, non-specialized knowledge and routinely overlook critical, high-risk infrastructure flaws such as recalled panel brands, hidden open-air splices, or ungrounded branch loops. Closing on a property without a dedicated professional assessment can leave you facing thousands of dollars in unbudgeted emergency repairs to clear code violations post-sale.

YOUR PROPERTY INSURANCE CARRIER DEMANDS AN ELECTRICAL COMPLIANCE REPORT

Underwriting guidelines for property insurance companies across Minnesota are increasingly stringent, with carriers frequently refusing or canceling policies on older homes with legacy distribution setups. If your home operates with legacy fuse blocks, ungrounded loops, or old wiring insulation, insurers require an explicit evaluation from a certified professional to assess active fire risks.

YOUR HOME'S DISTRIBUTION SYSTEM HASN'T BEEN INSPECTED IN OVER 10 YEARS

Electrical safety codes undergo extensive revisions every three years to adapt to contemporary lifestyle changes and hardware vulnerabilities, meaning a layout that passed inspection a decade ago may contain severe non-compliant configurations today. Over years of normal household use, thermal contraction can loosen terminal screw linkages at receptacles and panel busbars, producing hidden localized arcing.

THE SYSTEM HAS BEEN EXPOSED TO WIND, WATER, OR LIGHTNING DAMAGE

Severe Twin Cities storms, local transformer explosions, structural water leaks, and lightning events subject your home's hidden electrical infrastructure to sudden, extreme overvoltage or environmental stresses. Even if your main circuit breakers did not trip during the event, massive current spikes can weaken individual breaker internal mechanics, degrade conductor insulation inside conduits, and compromise surge suppression devices.

FREQUENTLY
ASKED
QUESTIONS

GFCI protection guards against ground faults, which is what can electrocute you if a device contacts water. It is required in kitchens, bathrooms, garages, and outdoor areas. AFCI protection guards against arc faults, which is the electrical arcing inside walls that causes fires. Modern code requires AFCI in bedrooms and most living areas. Many older homes in the Twin Cities have neither.

Minnesota does not legally require a seller to hire an electrician before listing, but buyers routinely have inspections done and electrical issues are among the most common findings. Getting ahead of it means you control the repair costs and the timeline. We do pre-sale electrical inspections across the Twin Cities and give you a written report you can share with buyers.

You get a list of code violations that need to be corrected before the inspection can pass. We handle these regularly. We review the inspection report, fix the violations, and coordinate the re-inspection. Most corrections are straightforward once you know exactly what the inspector flagged.

Not automatically, but it has real limitations. Knob-and-tube has no ground wire, which means your outlets cannot be properly grounded. It also was not designed for the loads modern homes run. More critically, it is frequently modified incorrectly over the decades, which creates genuine fire risks. We assess the condition of knob-and-tube wiring and tell you what actually needs to be addressed.

Every 10 years is a reasonable baseline for a home that is not being actively renovated. For homes older than 40 years, sooner is better. If you bought the home without an electrical inspection, immediately. A lot of electrical problems in older Twin Cities homes have been patched by previous owners rather than properly repaired.
