AFCI protection guards against arc faults, which is the electrical arcing inside walls that causes fires. Modern code requires AFCI in bedrooms and most living areas. Many older homes in the Twin Cities have neither.

Minnesota does not legally require a seller to hire an electrician before listing, but buyers routinely have inspections done and electrical issues are among the most common findings. Getting ahead of it means you control the repair costs and the timeline. We do pre-sale electrical inspections across the Twin Cities and give you a written report you can share with buyers.

You get a list of code violations that need to be corrected before the inspection can pass. We handle these regularly. We review the inspection report, fix the violations, and coordinate the re-inspection. Most corrections are straightforward once you know exactly what the inspector flagged.

Not automatically, but it has real limitations. Knob-and-tube has no ground wire, which means your outlets cannot be properly grounded. It also was not designed for the loads modern homes run. More critically, it is frequently modified incorrectly over the decades, which creates genuine fire risks. We assess the condition of knob-and-tube wiring and tell you what actually needs to be addressed.

Every 10 years is a reasonable baseline for a home that is not being actively renovated. For homes older than 40 years, sooner is better. If you bought the home without an electrical inspection, immediately. A lot of electrical problems in older Twin Cities homes have been patched by previous owners rather than properly repaired.
